There was a wonderful breakfast the following morning. Very fresh, a large variety of items, and it was in a clean environment. One of the queen size mattresses in our room, needed to be replaced. Not only did it squeak badly throughout the night, it dipped in the middle. Very uncomfortable to sleep on for my daughter.
Great location, walking distance for shopping and dining, beautiful hotel, perfect location to view holiday lights. The beds were not as comfortable as expected.
Small town so easy it was easy to get to the local dining and entertainment. The check in employee was extremely rude when informed that I'd already called ahead early in the day to ensure a seamless late night arrival (that she was actively preventing with murmurs of how much she hated her new system). "I don't check EVERY reservation when I come in" will be engrained in my memory for years to come.
I use to work at the bowling alley next door, I watched the renovations happen. So now I stayed and saw what was actually done. I was very impressed by the facility!!
Did not stay at hotel - reservation was cancelled I still appear to have been billed on my credit card.

We stayed here with two kids and two dogs. Staff was friendly and helpful, facilities were in great shape, and our room was clean and quiet. Breakfast was above average, and they offer games and movies for entertainment. There's also a park across the street. We would stay here again. It cost a little more than we wanted to spend, but it was still a good value.
Clean. Comfortable beds. Most staff were very friendly and helpful. Very close to K-State campus. The breakfast area was too small for the amount of guests using it. Both mornings people were waiting too long simply because the area is not suited to the amount of folks needing to eat. This is not a huge issue, but was the one frustration.

Location is close to campus! Many updates needed. There are holes in the wall along the baseboards in the hallways. Our room was handicap, which we were not aware of until we went to our room and there was no water pressure.
Bed was very comfortable The hotel was in the middle of renovations so areas were less than visually appealing. Also, additional paper or plastic cups would have been nice in the room. The room only had one very small chair.A larger chair would have been better for relaxation.

convenient location - directly across from campus. Cobwebs hanging from the ceiling over the beds, dust at least an inch thick in the drawers and cabinet that was suppose to house a refrigerator. Tiny bathroom and lots of construction noise in the mornings.
The location just across the university was great. Also the room was comfortable and the amenities provided were great. In addition the staff was friendly as well. Not particularly, but free breakfast would have been a plus. Free coffee was provided in the lobby though.
Convenient location!! Friendly and professional services!! On the outside may look dismal but warm and cozy feeling when entering the building. Executive Suites plenty of space felt right at home. King size bed perfect!

It was clean, classy and the location was great Walls were very thin, could hear all the drunks coming in the early hours of the morning
It's always nice to have a free hot breakfast that stays open till 10:00. The food was good and the staff was nice. The room I stayed in needs new carpet - smells bad. The bed was hard as a rock and set on blocks. My room was right beside a train track which had a train come by several times a night, although it was not too loud because the train never blew his horn. It would also be nice to have a way to block the sun from shining in the window at 5:30 in the morning... window coverings were very thin and not very good for blocking the sun. My low review was mainly based on the smell of the room, the bed and the window coverings - not the staff. Everyone was nice.
Motel is using pictures from previous owner - it is rundown, filthy and the pool is covered with a make shift tarp. The owner is abrasive and tried to change the room rates at check in. The sign next to the desk said we only had 30 minutes to get a refund for the rooms which should have been our biggest clue. We hurried to check our rooms and pulled back the bedspread to find dirty sheets, bugs, floors not vacuumed, dirty footprints on the bathroom floor, filthy toilet seats, uncleaned sinks, towels that hadn't been washed - just refolded. Completely disgusting. All 3 rooms were exactly the same. We went back to the desk to demand our refund at which time the owner offered to show us to the 'nice rooms'. NO WAY. It was a major ordeal to get any money back - and he kept $30 cash on one of the rooms for a 're-cleaning' fee so he could pull the bedspread up and try to re-sell. I should also mention, he over charged me on one room and was supposed to refund me the $100 before charging me the correct amount. He did not. Not until we got the booking company involved and had all the rooms refunded. The owner of the Royal Inn is a snake in every way. The place should be shut down. It's not sanitary and the business practices are unethical.
Absolutely nothing about that place❗️❗️❗️ It was filty , terrible service, I stayed only one night you guys or Orbitz charged me two!!!
The manager and the people were very friendly. The room was dirty and we never had anyone clean our room for 2 days. They came and took the sheets out of the bed and never did anything else. They did not even make the bed. We had to go get our sheets and make our own bed.
